Notes from the studio
Good questions.
Clear starting points.
Short guides to help you plan a home or development. Learn the basics, then talk with us about your own site.
Planning permit vs building permit
A planning permit deals with how land can be used or developed. A building permit deals with the proposed building work. Your project may need both.
Start by asking your local council about planning needs for your site. A building surveyor can advise on building permit needs. If both permits are required, planning comes first.
Keep your site address, a short brief and any plans close at hand. These help the right people review your project.

What to bring to your first design chat
You do not need a perfect brief. Start with your site address and the main thing you want to change.
Think about how you use the space now. Which rooms feel small? Where would more light help? What would make daily life easier? For a development, tell us the type of homes or work spaces you have in mind.
Bring any plans, site photos and a few design examples you like. Share your budget goals and any dates that matter. We can then discuss the scope and a useful next step.

Thinking about land subdivision?
A large block is a starting point, not a promise that it can be split. The site needs a closer look.
Planning rules, access and services all play a part. Existing buildings can also shape the options. A licensed land surveyor has a separate role in boundary and subdivision plans.
Start with the address, any site plans and your goal for the land. Before you commit, ask what checks, design work and other advice are needed.
